About these terms
These terms apply to direct enquiries and bookings for Tošić Estate, Donji Tošići 1, 22303 Razvođe, Croatia. The accommodation provider is Ivan Tošić. Billing details will be stated in your written booking offer. Contact us at or . The person making the booking must be at least 18 and authorised to arrange the stay for the group.
Enquiries and booking confirmation
Submitting an enquiry, selecting dates or accepting these terms does not reserve the estate or create a payment obligation. Dates shown on this website are subject to confirmation. We will send a written offer with the dates, guest numbers, price, payment schedule and cancellation conditions. A booking becomes confirmed only when you accept that offer, satisfy any stated deposit requirement and receive our written confirmation. Please check your confirmation and report any errors promptly.
Prices and payment
The nightly rate covers the entire estate for up to 12 guests, regardless of group size. Cleaning and tourist tax are included. There are no pet fees or other additional stay charges. Your written offer will confirm the total price in euros and any promotion or referral discount. The refundable security deposit is separate from the accommodation price. Unless a different payment schedule is agreed in writing, the outstanding rental balance is payable on arrival. No payment is collected through this website.
A security deposit of at least €1,000 is required on arrival. The exact amount and payment method will be disclosed before booking and recorded when received. The deposit is returned in full after the departure inspection if there is no damage or other agreed charge. Any deduction must reflect reasonable, evidenced costs; the host will provide details. Any remaining deposit and the return timing will be confirmed in writing. Liability for proven damage may exceed the deposit, subject to applicable law.

Cancellations and changes
Please send cancellation or date-change requests by email. The cancellation schedule, any charges and refund conditions supplied with and accepted as part of your booking offer apply. Changes depend on availability and written agreement. Early departure and failure to arrive are handled under those agreed conditions and applicable law. Travel insurance may help cover unexpected disruption.
Accommodation booked for specific dates is generally excluded from the standard EU 14-day withdrawal right. This does not remove any rights you have under the agreed cancellation policy or mandatory law. See EU guidance on withdrawal rights.
If we cannot provide your stay
If we cannot honour a confirmed booking, we will contact you promptly to discuss an alternative or refund payments for accommodation we cannot provide. You do not have to accept alternative dates or accommodation. Any other rights or remedies available under applicable law remain unaffected. Exceptional circumstances will be addressed fairly and in accordance with the booking agreement and mandatory law.
Guests, arrival and departure
The estate is rented to your group for up to 12 guests, including infants. Check-in is from 16:00 and check-out is by 10:00, unless otherwise agreed in writing. Please notify the host in advance if you expect to arrive after 18:00.
All guests must present a passport or identity card on arrival for guest registration. Please provide accurate guest numbers; overnight visitors and changes to the group require prior approval and must remain within the permitted capacity. Voluntary early departure does not normally entitle you to a refund, subject to the agreed booking conditions and any mandatory rights.
Peaceful stays and house rules
The estate welcomes families and groups of friends seeking a peaceful stay. Parties, weddings, organised celebrations and events are not permitted. Quiet hours are 22:00–07:00 every day; please avoid loud music and noise that disturbs neighbours.
Smoking is prohibited in all houses and indoor areas. Outdoors, use ashtrays and dispose of cigarettes safely. Illegal substances are prohibited. Subletting, commercial use, and commercial photography or filming require the owner’s prior written consent.
Please respect the property and reasonable safety instructions. Serious or repeated breaches may result in the stay ending where permitted by law. Any resulting charges or refunds remain subject to the booking agreement and applicable law.
Children, accessibility and pets
Children must be supervised by a responsible adult, particularly around the pool, hot tub, playground, sports facilities and cooking equipment. The playground is intended for children under 10. A child’s bed can be arranged in a bedroom, subject to confirmation with the owner. The main guest houses have wheelchair access, but not all areas of the estate are accessible; discuss bedrooms, bathrooms and routes with us before booking.
Pets must be declared before booking and agreed with the host. Keep pets off furniture, clean up after them promptly and prevent damage. There is no pet fee; all pets and their arrangements require the owner’s confirmation before booking.
Facilities, outdoor cooking and care of the estate
Follow the posted pool, sauna and hot tub rules. Jumping into the pool or hot tub is prohibited. Do not use glassware around the pool, hot tub, poolside lounging area or playground. Sauna use is limited to two hours per day unless otherwise agreed with the owner. Switch the sauna off after use and follow the host’s instructions for covering and placing the hot tub in sleep mode.
After using the gas barbecue, close its gas valve; extinguish the stone barbecue fire completely. Clean grease and ash after use, when safe to do so. Indoor fireplaces may be used only with the owner’s permission.
Do not enter the pool plant room, areas marked private, or the winery without permission; do not use agricultural machinery. Treat furnishings carefully, keep wet swimwear off indoor furniture and do not move furniture or equipment between buildings or outdoors without agreement. Lock doors and close windows when leaving, protect your valuables, turn off unnecessary lights and appliances, and dispose of waste in the designated bins. Report faults or damage promptly. Guests are responsible for damage they cause beyond normal wear and tear, subject to applicable law.
Host access and outdoor cameras
Tošić Estate includes working vineyards and a winery. The owner or staff may need access to these areas and their equipment during your stay. Visits will be announced in advance and work arranged to minimise disturbance.
The host will not enter guest houses without agreement, except where urgently necessary for safety or to prevent damage; guests will be informed promptly afterwards. Please cooperate with reasonable requests to inspect a reported problem or suspected damage.
Outdoor video surveillance is used for property security and guest safety. Cameras cover the estate entrance, pool area and outdoor area between the two guest houses; they do not record sound. Recordings are stored locally on the estate. Recordings are normally retained for 14 days and only Ivan Tošić has routine access. Relevant footage may be preserved when necessary for a reported incident or legal proceedings and disclosed to competent authorities where legally required. Questions and complaints
Please contact the host as soon as possible during your stay so we have an opportunity to resolve a problem. Written complaints can be sent to or to the estate address above, with your booking details and a description of the issue. We will acknowledge receipt and respond within the applicable statutory deadline. This process does not limit your right to seek independent advice or use available consumer dispute procedures.
Personal information
Information you provide in an enquiry is used to respond to your request and arrange your stay. Information required for guest registration or other legal obligations may also be requested. Accepting these booking terms does not subscribe you to marketing emails. If we introduce a newsletter, we will send estate news and special offers only after you separately choose to subscribe. Subscription will be optional and will not affect your enquiry or booking. You will be able to unsubscribe free of charge through a link in each newsletter or by emailing . Withdrawing consent will not affect the lawfulness of earlier consent-based use of your data. You may contact us about the handling of your personal information. Applicable terms and your rights
Croatian law applies, without depriving consumers of mandatory protections that apply in their country of residence. Nothing in these terms excludes liability or remedies that cannot lawfully be excluded, including liability for negligence where the law prevents its exclusion. Disputes may be brought before the courts available under applicable jurisdiction rules.
Specific conditions expressly agreed in your booking offer take precedence over these general terms, subject to mandatory law. Bookings through an agency or booking platform are also subject to the terms disclosed through that channel. Later website changes do not alter an existing confirmed booking without agreement.
