Among the vineyards of Razvođe, two guest houses offer six bedrooms for up to twelve guests — a place for families, several generations or a group of friends to spend time together. Within the surrounding stone wall, 10,000 m² (one hectare) of grounds give your group room to unwind in peace and quiet.

This is where everyone comes together. With its kitchen and space for all twelve to dine, the old stone house is shared by your whole group — a place to prepare dinner, share a meal and settle in for the evening.
Each guest house has its own kitchen and dining area, but guests usually find themselves gathering here. Exposed stone, timber beams and one table for everyone make it the heart of estate life.

The playground, shared dining space and separate guest houses give families flexibility. A child’s bed can be set up in one of the bedrooms; please contact the owner to confirm availability and arrangements. Children need adult supervision around the pool and hot tub.

FREQUENTLY ASKED QUESTIONS
Is the entire estate exclusively ours?
Yes. The accommodation, pool and guest leisure areas are reserved for your group. As the vineyards and winery are working parts of the estate, the owner or staff may occasionally need access; visits are announced in advance and arranged to minimise disturbance.
How are the bedrooms and houses arranged?
There are two guest houses, each with three bedrooms, two bathrooms, its own kitchen and dining area. A fifth bathroom is in the sauna area. The shared old stone house provides another kitchen and a place for everyone to cook, eat and spend time together. The estate accommodates up to 12 guests.
Is the estate suitable for children?
Families have a children’s playground and plenty of outdoor space to enjoy. A child’s bed can be set up in a bedroom; contact the owner to confirm availability. Children need adult supervision, especially around the pool, hot tub and playground.
Is the estate wheelchair-accessible?
The main guest houses have wheelchair access, but not all areas of the estate are accessible. Please contact the owner before booking to discuss bedroom and bathroom access and the routes between buildings.
Can we bring our pet?
Pets are welcome by prior arrangement. There is no pet fee. Mention your pet when enquiring so the owner can confirm the arrangements. Please keep pets off furniture and clean up after them.
Do we need a car? Is EV charging available?
We recommend a car for this countryside location and trips to nearby towns and attractions. Private parking and a 5 kW electric car charger are available on the estate; ask the host about charging arrangements. Split Airport is 65 km away and Zadar Airport is 85 km away.
What are the check-in and check-out times?
Check-in is from 16:00 and check-out is by 10:00, unless otherwise agreed with the host. Please let us know in advance if you expect to arrive after 18:00.
Are parties or events allowed?
The estate is intended for peaceful stays with family and friends. Parties, weddings, organised celebrations and events are not permitted. Quiet hours are 22:00–07:00.
How do we book and pay? Is a deposit required?
Send your preferred dates and guest details using the enquiry form. The host will confirm availability, the price and payment arrangements in writing; there is no online payment or instant booking. Cleaning and tourist tax are included, with no additional stay charges. A separate refundable security deposit of at least €1,000 is required on arrival, with the exact amount confirmed before booking. It is returned after departure inspection, subject to any agreed deductions.

Contact the host by email as soon as possible. Changes depend on availability, and cancellations follow the conditions provided in your written booking offer. Please read the terms and conditions before confirming your stay.
